We have plenty of room to add player homes. Our custom add-on, "Role-Play Town Portals" is able to offer a multi-destination option for player homes -- allowing a near unlimited number of player homes to be attached to the town. Fictionally, these "Housing Lanes" are described as streets, alleys, neighborhoods, etc depending on the fiction. Each of the areas has a particular look and feel and homes must match both the style and intention of the "housing lane". We do allow custom builds using both the Solitude and High Isle assets to create homes thematically appropriate to Western Skyrim and Solitude. The Leyawiin assets are too clean for our purposes, where as the High Isle Tudor (waddle-and-dab) assets are appropriate for Solitude buildings.

Our commitment to the town's immersion requires player homes to match the region, be fully decorated and appropriate for your character's IC position in Hofborg. We will not link a home until the build is complete.

Fiction

Fictionally there are a number of abandoned private homes in Hofborg. These homes can be moved into by citizens of Hofborg as long as they are willing to pay the property taxes current, and continue to pay them quarterly. Technically, the land and the homes are all owned by the Temple, so there is no actual purchase of a house and deed. (This is the simplest fictional solution to avoid the "buying and selling" of houses which never happens because prior homes are usually abandoned by inactive players, not "sold".)

The Borg

Rowan Hills
Leading east out of the Borg is a relatively broad lane which is home to most of the larger houses. Dotted out in a line along the lane, each home sits on two or more acres and may offer a variety of services or upscale housing. While many of the homes feature protective walls, the inhabitants, like the other villagers are likely to retreat to the Great Hall or Motherhouse in times of trouble.

Suitable for craft halls, hostels, boarding houses, and manor homes in the Riften and Solitude style such as Autumn's-Gate, Grymharth's Woe, or Old Mistviel Manor. Custom builds using Solitude or High Isle building assets are permissible if the structures are of complimentary design as other manor homes in both size and landscaping.

Owl Square
Just behind the carpenter and blacksmith a small neighborhood of private shops can be found. Many of them are small but upscale and well cared for. The shops may be completely public or owner-occupied with sleeping accommodations.

Suitable for store fronts, shops, and service based offices in the Riften and Solitude style such as Autumn's-Gate, Grymharth's Woe, or Old Mistviel Manor. Custom builds using Solitude or High Isle building assets are permissible if the structures are of complimentary design as other "small shops in town" style buildings in both size and outside "town proper" decoration.

The Village

Tinder Lane
Nestled just outside of the village walls is a small cul de sac of various workshops. The small neighborhood is home to many tinkers, smiths and tanners who are not welcome in any abundance in the town proper due to the potential for explosions, burning embers and noxious fumes.

Suitable for workshop homes in the Riften and Solitude style such as Autumn's-Gate, Grymharth's Woe, or Old Mistviel Manor. Custom builds using Solitude or High Isle building assets are permissible if the structures are of complimentary design as other workshops in both size and landscaping.

White Wood Trail
The low rolling hills that dot the country side just outside of the central Village District wind along narrow dirt lanes and low stone fences which divides small land plots suitable for cottages and lodges with gardens.

Suitable for quaint farm cottages and manor homes in the Riften and Solitude style such as Autumn's-Gate, Grymharth's Woe, or Old Mistviel Manor. Custom builds using Solitude or High Isle building assets are permissible if the structures are of complimentary design as other garden cottage homes in both size and landscaping.

Stone Briar Terrace
Narrow stone steps lead up along the western foothills of Thyrrfjell where a series of terraces are home to small cottages built on top of and around the steep boulders and slender pines. A charming path which has drawn admiration from visitors new to the town.

Suitable for rockside cottage homes in the High Isle and Solitude style using Solitude or High Isle building assets. (A sample of a modified Captain Margeaux home is available.)

The Docks

Beacon Row

Suitable for "Nordified" Snow Globe Homes and similar custom structures with dockside entrances.

Horker Cove
West along the coast from Hofborg's main docks lies another set of docks in need of repairs. Small homes dot the landscape perched above the cascading river falls. Many of the smaller docks and private homes lie within a short boat ride to Hofborg, while at least one or more are nearly conjoined and considered part of Hofborg's Brygg-Bottom.

Suitable for (reduced) homes built in the Forgemaster's Fall. Full use of the entire clan hall in the Forgemaster will require suitable fiction that includes more than one actual player.

The Narrows
A rabbit warren of narrow streets, shops and private homes, the back alleys of Brigg-Bottom are built in a style more familiar in High Rock with heavy stone and Tudor being the predominant building materials of these converted warehouses, many of which haven't been used in decades.

Suitable for homes in the style of Rosey Lion, Captain Margaux's, Ravenhurst and the Gardner House. (As ESO doesn't offer matching building assets for this style of home, custom homes are unlikely to fit the style.)

Spirit Wood

Hawk Claw Trail
Branching off from the Spirit Woods is a narrow gate that leads farther away from Hofborg proper and deeper into the heart of Western Skyrim where the style of home is evocative of Solitude's stone walls, heavy wooden posts and wood planking.

Suitable for homes in the style of Western Skyrim such as the Antiquarian's Alpine Gallery and other custom builds using Solitude building assets in the Western Skyrim architectural style.

Approval Process

If your home is already decorated and you want us to look at it, please make sure the permissions are set to public access, then open a ticket and we'll set up some time to review it. If you are just exploring options, you are also encouraged to open a ticket and ask about ideas and options, as our build team is also available when a ticket is opened. Please include the following information:

Who is this home for and why is it appropriate for them?
Appropriate Size
Your characters position within Hofborg must be appropriate for the house in question. Position is based on position earned within the guild, not backstory. Even if your position in the guild is not suitable for a large/grand home, you are allowed to use one of the larger homes such as Moon-Sugar Meadow, Coldharbour Surreal Estate, or Hakkvild's High Hall, etc, to design the home as long as it is reduced in scope so as to feel appropriate. Unless you hold rank within the guild, the private home space should not exceed that equivalent to Grymharth's Woe. Homes that have public space, such as a shop, can be a bit larger.
Landscaping/Transition
The house must be modified to match the rest of the town. This means the trees, rocks and snow must match. It also means that the transition (going thru the portal) must feel realistic, and may require you to cover up walls or windows to match. Expect to be asked to purchase the "Ice Flow, Thick" from the crown store for your build as the snow piles are smaller and less effective. If you are unsure what would be needed, open a ticket to discuss.
Complete
The decoration of the home must be finished and look complete. We will be a little flexible on minimalist builds, but a big house with less than half the items used probably isn't going to look finished.
Inactivity
The link to your home may be removed if you go inactive. The period of inactivity will be about a month, but this may vary depending on demand.
